The answer has never been luck it has always been a process.
As I reflected on every major transition in my life, I realized I had been following the same framework over and over again. Today, I call it the P.O.W.E.R. Framework, and it's the same blueprint I use to help clients move from simply dreaming about homeownership to confidently holding the keys to their new home.
Whether you're a first-time homebuyer, a veteran, an investor, or a homeowner looking to build wealth through refinancing, success doesn't happen by accident. Success is built.

P – Plan Purposefully
Every successful home purchase starts long before you begin touring homes...It starts with a plan.
One of the biggest mistakes buyers make is falling in love with a house before understanding what they can comfortably afford.
Instead, begin with questions like:
✔️ What monthly payment fits my budget?
✔️ How much should I save for closing costs?
✔️ Should I use a VA, FHA, Conventional, USDA, or Down Payment Assistance program?
✔️ Do I want to buy my forever home or my first investment property?
Example
A client tells me they want a $450,000 home.
After reviewing their income and monthly expenses, we determine that reducing two high-interest credit card balances over the next 60 days could qualify them for a better interest rate and increase their buying power.
The goal didn't change, but the strategy did.
Planning purposefully gives you options.
O – Overcome Obstacles
Almost every buyer has an obstacle.
✔️Credit scores.
✔️Student loans.
✔️Limited savings.
✔️High debt-to-income ratios.
✔️Previous credit events.
Many people assume these obstacles mean they aren't ready to buy. Most of the time, they simply need a roadmap.
Example
A veteran recently believed they needed a large down payment. After reviewing their eligibility, they discovered they qualified for a VA loan with no down payment and no monthly mortgage insurance.
Another client used a Home Equity Line of Credit to consolidate debt carrying nearly 29% interest into financing secured by their home's equity at a significantly lower rate, improving monthly cash flow and creating room to pursue additional financial goals.
Obstacles don't always require more money. Sometimes they require better strategy.

As both a licensed REALTOR® and Loan Officer, I see the entire transaction not just one piece of it.
That means helping clients prepare before they write an offer instead of trying to solve problems days before closing.

Two buyers earn the same income. One simply shops for the lowest rate while the other develops a financing strategy that saves thousands in upfront costs while keeping more cash available for emergencies and future investments.
The difference isn't income it's strategy.

Leaders make informed decisions. They budget, review their credit, understand how debt affects purchasing power, and they ask questions before signing documents.
Example
An investor wanted to purchase a rental property. Instead of using conventional financing, we explored a Debt Service Coverage Ratio (DSCR) loan that focused on the property's cash flow rather than personal income. That financing strategy better aligned with the client's investment goals and allowed them to continue growing their real estate portfolio.
