READY to Buy: The First Two Steps to Bringing Your Homeownership Vision to Life

Buying a home doesn't begin with a mortgage application. It doesn't begin with a showing and it certainly doesn't begin when you receive the keys. Homeownership begins with clarity.


Over the years, I've learned that people often jump straight to asking, "How much home can I afford?" However, I believe there are two questions you should answer first.

If you get these two steps right, every decision that follows becomes much easier.


Step 1: Understand Why You Want to Own a Home


Few people take the time to understand why they want one. Your "why" should drive every decision you make from the location you choose to the size of the home and even the features that matter most.


Ask yourself:

  • Why do I want to become a homeowner?

  • What season of life am I in?

  • What do I want this home to do for me and my family?

  • Am I looking for stability, wealth-building, flexibility, or investment opportunities?

  • How long do I realistically plan to live in this home?


Be Honest About What You Need


One of the biggest mistakes I see is people purchasing more house than they actually use. The reality is many families don't regularly use a third of the home they purchase.


Extra bedrooms become storage rooms, formal dining rooms are used twice a year, and game rooms collect boxes instead of memories.


Every additional square foot comes with additional costs:

✔️ Higher purchase price

✔️ Higher property taxes

✔️ Higher homeowners insurance

✔️ More utilities

✔️ More maintenance

✔️ More furniture to fill the space


That doesn't mean you shouldn't buy your dream home. It simply means your dream should be intentional.


Example:

Imagine two buyers with the same budget.

Buyer A purchases a 3,600-square-foot home because it "looks impressive."


Buyer B purchases a thoughtfully designed 2,300-square-foot home with an open floor plan, dedicated office, and backyard they will actually enjoy.


Both spend similar amounts upfront, but Buyer B often enjoys lower monthly expenses while getting everything they truly need.


The goal isn't bigger...goal is better aligned with your vision.


Step 2: Complete a Financial Self-Assessment


Now let's get practical. This is one of my favorite exercises because it's simple and eye-opening.


Go back old school:

✔️ Don't rely on your banking app

✔️ Print your last two months of bank statements

✔️ Spread them across your kitchen table

✔️ Grab several highlighters

✔️ Now start looking


Highlight Your Spending:

Use different colors to identify categories such as:

🟢 Housing

🟡 Food & Dining

🔵 Shopping

🟣 Entertainment

🟠 Subscriptions

🔴 Debt Payments


Then ask yourself:

  • What surprises me?

  • What purchases added value to my life?

  • Where am I spending without intention?

  • What could I eliminate for the next six months?

  • What habits are delaying my homeownership goals?


Example:

Suppose you discover:

  • Coffee: $140/month

  • Food delivery: $280/month

  • Streaming subscriptions: $95/month

  • Online impulse purchases: $300/month

That's $815 every month.


Redirecting that amount into savings for one year creates nearly $9,800 before considering any interest earned.


That's money that could help cover:

  • A down payment

  • Closing costs

  • Moving expenses

  • Furniture

  • Emergency savings after closing


Sometimes the money isn't missing. It's simply being spent without a plan.

✔️ Write down your reason for wanting to own a home.

✔️ List your "must-have" features separately from your "nice-to-have" features.

✔️ Print and review your last two months of bank statements.

✔️ Highlight every expense and look for opportunities to reduce unnecessary spending.

✔️ Create a monthly savings goal dedicated specifically to homeownership.
